Moving out of a Michigan rental is stressful enough without worrying about your security deposit. Under Michigan law, landlords generally must return a deposit or send an itemized list of damages within 30 days of move-out, and the most common deductions are for cleaning and damage beyond normal wear and tear. (This is general information, not legal advice.) The good news: cleaning is the one deduction you can fully control.
What Landlords Actually Inspect
Most move-out walkthroughs compare the unit to the move-in condition report. Inspectors focus on the places tenants tend to miss: inside the oven and refrigerator, stovetop drip pans, range hood filters, bathroom grout and tub lines, inside cabinets and drawers, baseboards, window tracks, and floors edge to edge. Dust on blinds and ceiling fans is another frequent write-up.
A Practical Move-Out Cleaning Order
Work top to bottom so dust and debris fall onto surfaces you have not cleaned yet. Start with ceiling fans, light fixtures and vents. Move to windows, tracks and blinds, then walls and switch plates. Clean kitchens and bathrooms next, since they take the longest and need product dwell time. Finish with carpets and floors, and do a last pass for trash and leftover belongings.
Kitchen and Bathroom Details That Cost Deposits
In the kitchen, degrease the oven interior and racks, wipe the inside and outside of every appliance, empty and defrost the freezer, and scrub the sink and faucet base. In bathrooms, remove soap scum and hard-water film from glass and tile, disinfect toilets including the base and behind the tank, and clean mirrors, vanities and exhaust fan covers. Michigan’s hard water leaves mineral buildup that basic wiping will not remove, so allow time for a proper descaler.
Document Everything
Once the unit is clean and empty, take dated photos or video of every room, including inside appliances and closets. Return all keys, and give your landlord a forwarding address in writing so the deposit or itemized statement reaches you. Keep your cleaning receipts or the invoice from your cleaning company as proof you met the standard.
When to Hire a Professional
Between packing, loading a truck and handing over keys, cleaning is usually the task that gets squeezed. A professional move in/out cleaning delivers a consistent, checklist-driven result in one visit, and it is often cheaper than losing part of a deposit.
